Land & Development

Unlock the value in your land, without the risk

We work with landowners across Buckinghamshire, Bedfordshire, Hertfordshire and Milton Keynes to bring sites through planning and into development. You keep ownership until the right outcome is secured. We carry the cost and the work.

What we offer landowners

Every site and every owner is different, so we offer four routes. We'll tell you plainly which one suits your land.

Option agreement. We fund and run the planning application. If permission is granted, we buy the land at an agreed price or a fixed discount to market value. You pay nothing up front, and if planning fails you keep your land at no cost to you.

Joint venture. You put in the land; we put in the planning, design and construction. The profit from the finished homes is shared on agreed terms. Best where the land value is high and you want a share of the end value, not just a land sale.

Promotion agreement. We secure planning at our cost, then the site is sold on the open market and the proceeds are shared. You benefit from competition between buyers; we are paid from the uplift we created.

Outright purchase. If you would rather sell now, we can make a straightforward conditional or unconditional offer.

What we're looking for

  • Garden plots and large gardens with road access
  • Infill and backland sites in villages and towns
  • Barns, workshops and redundant agricultural or commercial buildings
  • Small sites with room for a handful of homes
  • Buildings with conversion potential (residential, HMO or serviced accommodation)
  • Across Buckinghamshire, Bedfordshire, Hertfordshire and Milton Keynes

Not sure if your land qualifies? Ask. The appraisal is free and there is no obligation.

How it works

1. Free, confidential appraisal. We review your site, the local plan and the planning history and give you an honest view of its potential. No fee, no commitment.

2. Proposal. If there is a scheme worth pursuing, we set out the route we recommend and the terms in plain English.

3. Heads of terms. Agreed with your solicitor. Agreements are made with a dedicated project company within our group, so your site is ring-fenced.

4. Planning. We fund the design, the consultants and the application, working with our chartered town planning consultant.

5. Build or sale. Once permission is granted, we either build out the scheme ourselves or the site is sold, depending on the route agreed.

Why Wren & Stone

25 years' experience in residential construction and development.

We build it ourselves. We are a design and build contractor, not a land trader. The team that promotes your site is the team that delivers it.

Planning know-how. We work with a chartered town planning consultant and know the local authorities, their local plans and what gets approved.

Local. Based in Leighton Buzzard, working across the four counties. We will meet you on site, not on a video call.

Straight talking. If your land does not stack up, we will tell you, and why.

Frequently asked questions

Does it cost me anything? No. On an option, joint venture or promotion agreement we fund the planning and professional costs.

Am I tied in? Agreements run for a fixed term. If we do not secure planning in that time, the agreement ends and you keep your land.

How long does planning take? It depends on the site and the council. We will give you a realistic timescale at the appraisal stage, not a sales pitch.

What if planning is refused? We decide whether to appeal or resubmit, at our cost. If we do not proceed, the agreement ends with nothing owed by you.

Will my neighbours find out? The appraisal is confidential. A planning application is public, but nothing is submitted until you have agreed to proceed.

Can I stay in my house and sell part of the garden? Yes. Garden plots are one of the most common sites we work with.
